01 — The flip
Through the 2010s Ibiza’s economy visibly changed hands. The ultra-prime corridor — Jesús, Cap Martinet, the north coast above Santa Eulària — repriced to €10M+ villa benchmarks; Six Senses, Nobu, W and OKU planted the island’s first real luxury hotel layer after 2018; and the clubs, still full, became a marketing department rather than a revenue base. The island sells the myth and delivers the estate.
02 — The six-month machine
The season runs May to October, and the island must earn its year inside it. Compression concentrates revenue and risk together: high-season rates are not priced for the week but for the year. The off-season experiment — wellness retreats, gastronomy, remote work in the Atzaró belt — is the island’s attempt to de-seasonalise; if even a third of villa stock finds winter use, the rate logic rewrites itself.
03 — Where the floor moved
North: Santa Gertrudis, San Lorenzo, the interior belt. The international-school effect turned the quiet side into a family market trading at a different multiple than the party coast. The desk’s forward watch: the San Juan–Portinatx coastal strip and the east-coast villages above Santa Eulària — the addresses that carry the winter infrastructure and reprice first if the off-season bet lands.
