But walk the north of the island today and the business model is unmistakable: €10M+ villas, wellness estates, members’ restaurants. The clubs remain — as the world’s most effective marketing department for a real-estate product.
The ultra-prime corridor — Jesús, Cap Martinet, the north coast above Santa Eulària — repriced through the late 2010s as European family offices discovered that Ibiza offered Monaco-grade privacy with a bohemian alibi. Hotel flags followed: Six Senses, Nobu, W and OKU planted the island’s first true luxury layer after 2018.
The superclubs operate six months a year at margins that look small next to villa turnover — but they keep the brand hot, feed the VIP pipeline and fill the premium hotels’ shoulder weeks. The island’s pricing ladder assumes the dance floor stays famous: remove it, and the villa story loses its countercultural premium.
