The Maldives is the world's most valuable hotel market per key — and one of the smallest residence markets. The reason is structural: every island is a single lease, and the state has only recently begun carving saleable strata out of it. What exists is a handful of pilots that price like Mayfair and carry the ocean as a risk factor.

The Verdict. Resort-branded strata villas pilot at USD 8,000–25,000 per sqm — global trophy pricing on a lease that expires with the island's concession. This is the only market in our coverage where the asset's tenure and the asset's geography carry the same expiry date.

01 — One island, one lease

Maldivian resort islands are state-owned and leased to operators for up to 50 years (extendable under the 2010s amendments for fees). A 'private residence' in the Maldives therefore isn't a property right over land — it's a sub-slice of someone else's island lease, and its value chain ends at the same date.

The saleable product emerged in two forms: resort-attached private estates on a handful of ultra-luxury islands (the owner-villa programmes of Velaa, Cheval Blanc Randheli and similar), and the newer strata-titled villa pilots on multi-use islands where legislation now permits registered subdivided interests.

Why pilots, not a market. Every structural ingredient of a residence market — freehold depth, resale registries, lending, municipal services — is absent by design. The state sells tourism yield, not tenure. The pilots exist because operators discovered residence sales fund islands faster than room revenue alone.

02 — The numbers

Managed rental programmes report net owner yields of 4–7% — real money, but subordinate to the resort's own revenue management, which always feeds the hotel first.

03 — The unpriced question

Sea-level scenarios sit outside the sales brochure. The Maldives averages 1.5m above the ocean; engineering (reclamation, sea walls, elevated structures) is credible at resort scale, but no strata pilot prices a 50-year climate curve. Buyers are underwriting engineering optimism with trophy pricing.

04 — Positioning

The Maldives residence is a consumption asset with yield characteristics — closer to a yacht share with a mortgage than to Miami's condo towers. Price it accordingly: the joy is real, the exit is theoretical.

Verdict. Buy only if the underwriting works at zero resale value. Anything the market gives you at exit is a bonus, because the lease — and possibly the lagoon — wrote the asset's last chapter in advance.
